Considering Resale Factors  

You may want to sell the villa or apartment you’re thinking of buying in a couple of years time, so you must give lots of thought to the home’s potential resale value and consider the following:

Decide whether you want a newly constructed Spanish villa or apartment, an older home, or a home that is in need of work or “modernisation”.

Villas with three or more bedrooms and two or more bathrooms, have more appeal and appreciation potential than those with less. The standard apartment in Oropesa has two bedrooms, and two bathrooms. Anything with less will be more difficult to re-sell.

Well-maintained, attractive villas or apartments are the easiest to resell.

In line with this, well-maintained complexes are the most desirable, but check that the maintenance fees (local rates) are within your means.

As a general rule, don’t buy the most expensive house on the street. From an investment standpoint, it’s better to buy the a moderately sized villa or apartment in a great area, rather than the largest, most expensive villa in an average area.
 

 

Negotiation and Completion  

As a buyer preparing to make an offer on a villa or apartment in Oropesa, there are some general rules:

You should discuss your proposal with your Spanish real estate agent who will advise you, and then make your offer formally in writing. Your offer should include the price you propose to pay and the terms and conditions of the purchase. For example, if the seller verbally agrees to special terms of payment, that should be recorded in the written offer.

Email your written offer to us and we will make it to the seller. On their acceptance we will call you immediately, and ask you for details of your lawyer.

If you have not yet chosen a Spanish lawyer we will be able to recommend certain firms to you. You may prefer one of the  firms with offices in England.

Once your offer is accepted you will be asked to pay a holding deposit. This ensures that the seller removes the property from the market place, and it is considered “sold subject to contract” by all the agents involved.

Completion usually takes place about one month after purchase. We will take you through the process step by step, going with you to the public notary office to sign the title deeds and complete the paperwork on your Spanish property purchase.
